Please read the following terms carefully before booking your stay at OmAadi Villa. By completing a booking, you agree to abide by all terms, conditions, safety rules and guidelines outlined below.

Check-In & Check-Out

Standard Check-in Time: 1:00 PM
Check-out Time: As communicated at the time of booking

Late check-out is subject to availability. After 30 minutes beyond the scheduled check-out time, a charge of ₹1,000 per hour may apply.

Terms, Home Rules & Payment Conditions

1. Booking payment is 100% advance, along with the applicable security deposit.
2. Any additional person/guest must be confirmed with management. Additional guest charges are ₹1,000 per person, unless otherwise agreed in writing.
3. Any damage, breakage, loss of property or excessive cleaning caused by guests/members will be charged to the guest and may be deducted from the security deposit.
4. Every guest/visitor is required to present a valid government-issued ID for verification at check-in. ID handling will be as per applicable requirements.
5. Guests are responsible for their personal belongings. Management is not responsible for loss or theft of personal items left unattended.
6. Pets are allowed only with prior approval. Additional charges/conditions may apply.
7. Guests must behave respectfully with the caretaker, staff and neighbours.
8. Management may enter the property when reasonably required for emergency, safety, maintenance or serious rule-violation situations.
9. Guests must comply with all applicable local laws and regulations during the booking.
10. Noise must be kept at a reasonable level. Music in open areas must be stopped by 12:00 midnight.
11. Vomiting/soiling inside the premises requiring special cleaning will attract a cleaning charge of ₹500 per affected area.
12. A maintenance charge of ₹2,000 may apply for tape, glue, balloons or decorations that damage walls, furniture or property.
13. Spitting or permanent stains on walls/property will attract a cleaning/maintenance charge of ₹1,000 or actual restoration cost, whichever is applicable.
14. Children up to 6 years of age staying with parents may stay free; above 6 years, applicable guest/extra-person charges will apply.
15. GST/taxes, if applicable, will be charged as per government directives.
16. In case of serious or repeated rule violations, management may require guests to vacate the property without refund, subject to applicable law.
17. Disputes are subject to the applicable jurisdiction at Raipur, Chhattisgarh, to the extent legally permissible.

Cancellation & Rescheduling

Cancellation, refund and rescheduling terms will be as communicated at the time of booking and/or mentioned on the applicable booking channel. Please confirm the specific cancellation policy for your booking before completing your reservation.

Safety & Prohibition Rules

1. Music system must be maintained at a low/reasonable volume and must be stopped by 12:00 midnight in open areas.
2. The farmhouse main gate/entry may be secured after 1:00 AM for safety. Guests should plan accordingly.
3. Outside lights may be switched off after 1:00 AM except essential/security lighting.
4. Room heaters, electric irons or other high-load devices not provided by the property are not permitted inside rooms due to fire-safety concerns.
5. The property may be used only for the purpose agreed at booking, such as self-stay or approved day party, and not for any unlawful or unauthorized activity.
6. Weapons, guns, arms and other prohibited items are strictly not allowed.
7. Illegal, prohibited or inappropriate activities are strictly prohibited.
8. Hookah is not permitted. Possession or use of prohibited drugs is strictly prohibited and may result in immediate eviction, a ₹10,000 penalty where applicable under the booking terms, and/or legal action.
9. Gambling, prostitution or any activity prohibited by law is strictly prohibited.
10. Rave parties or other unauthorized high-risk events are not permitted.
11. In an emergency, guests must immediately contact the caretaker/management and follow safety instructions.
12. Smoking is prohibited inside the building area.

Swimming Pool Safety & Rules

Important: Use of the swimming pool is at the guest’s own risk. All guests must follow posted pool-safety instructions at all times.

1. No food, drinks or footwear are allowed inside the swimming pool.
2. Do not enter or use the pool after consuming alcohol or any intoxicating substance.
3. No breath-holding competitions, dangerous underwater activities, diving in restricted areas, running or pushing.
4. Children must be supervised by a responsible adult at all times.
5. Guests should shower before entering the pool to maintain hygiene.
6. Urinating, spitting, blowing the nose or any other unhygienic activity inside the pool is strictly prohibited.
7. Pool timings/depth, if applicable, will be as displayed or communicated by management.
8. Management may temporarily close the pool for cleaning, maintenance, weather or safety reasons.
9. Any violation of pool or property safety rules may result in immediate restriction from the pool and/or eviction.

Guest Acknowledgement

By booking a stay at OmAadi Villa, you confirm that you have read and understood the farmhouse terms, payment conditions, safety rules, prohibited activities and swimming-pool rules. You agree to follow them during your booking and accept applicable charges for damage, loss, cleaning, extra guests and late checkout as communicated. Serious or unlawful violations may result in immediate action by management and/or reporting to the appropriate authorities.
